TERMS & CONDITIONS – EAGLE SHEDS LTD

1. Bespoke Buildings & Deposits
All our buildings are made to order, fully bespoke. A non-refundable deposit of 20% of the total cost is required at the time of ordering. This deposit secures your build slot and covers the cost of materials ordered specifically for your building.

2. Base Requirements
All buildings require a firm, level, and suitable base to ensure structural integrity and proper installation. The customer is responsible for providing this base unless Eagle Sheds LTD has explicitly agreed to lay it. We cannot be held responsible for issues arising from uneven or unsuitable foundations not laid by us.

Suitable base types include:
Concrete slabs or pads.
Timber decking (provided it is strong and level).
Paving slabs, properly laid and level.

Unsuitable base types include:
Sand, hardcore, gravel, shingle, bare soil, or turf.

3. Natural Characteristics of Timber
Timber is a natural material. As such, you can expect expansion and contraction with weather and temperature changes, and the appearance of knot holes, splits, or surface cracks over time. These are not considered defects and do not affect the performance of the building.

4. Delivery Access
Our buildings are delivered in panel form. It is the customer’s responsibility to ensure clear and adequate access into the property and garden. Remove any lintels, archways, overhead bars, or height restrictions prior to delivery. Notify Eagle Sheds LTD in advance of any potential access restrictions. We do not lift panels over fences, garages, or similar obstructions. If access requires carrying building components more than 60 metres from the delivery vehicle, an additional handling fee may apply.

5. Failed Delivery & Redelivery Charges
If a delivery fails due to unsuitable base or access issues not disclosed in advance, additional charges will apply. This includes a delivery charge of 5% of the total building cost, with a minimum charge of £100. Any delays caused by unsuitable bases will also result in additional charges for rescheduling and labour.

6. Order Confirmation
All customers receive an order confirmation form. It is the customer’s responsibility to ensure that the model of the building, position of doors and windows, and any optional features are correct and as requested. Once production has begun, alterations may not be possible.

7. Guarantee & Aftercare
Eagle Sheds LTD provides a 12-month guarantee on our workmanship. This guarantee excludes:

  • Glass breakages

  • Damage caused by wildlife, trees, or plants

  • Natural wear and tear or weathering of timber

After the 12-month period, we are happy to offer repair services at a reasonable cost.

8. Final Payment Terms
Final payment is due on the day of delivery and installation. Failure to pay in full on the agreed delivery date may result in additional charges, including administration or late fees. Legal action may be taken to recover unpaid balances. Ownership of the building remains with Eagle Sheds LTD until payment is made in full.

Please note:
All prices are subject to review. In rare cases where a pricing error or miscalculation has occurred during quoting, Eagle Sheds LTD reserves the right to adjust the cost accordingly before production begins. Customers will be notified of any changes, and no additional work will be carried out without consent. Eagle Sheds LTD reserves the right to make changes or improvements to designs without prior notice.

9. Planning Permission & Building Regulations
It is the customer’s responsibility to ensure that any required planning permission, building consent, or compliance with local regulations (including maximum building heights, boundary proximity, or usage restrictions) has been obtained prior to installation. Eagle Sheds LTD accepts no liability for buildings installed without the appropriate permissions or where installation results in a breach of local planning or building regulations.


These terms are written in plain English to ensure clarity for both parties. If you have any questions, please contact us before placing your order.

These terms are governed by the laws of England and Wales. Any dispute will be handled by the courts of England and Wales.

Eagle Sheds LTD will not be liable for any delay or failure to perform its obligations where such delay or failure is due to events beyond its reasonable control (e.g. extreme weather, material shortages, strikes, etc.).

By placing an order, the customer confirms they have read, understood, and accepted these terms and conditions.
